I think there is an erratum in book in page 117.

Instead of:
From the Ecore editor, we right-click our Tooltip element and select ...

It should be:
From the Ecore editor, we right-click our Model element and select ...

This will help to get the same xmi file as the one described in page 121
Also it will be compatible with the Xpand template proposed in page 119
